My letter to wisconsin landowners.

My name is Al Wisnefske, Broker/Owner of Land & Legacy Group and a proud Wisconsinite.

You may have stumbled here after getting a piece of mail from me, seeing one of my YouTube videos, searching on Google, or maybe we know some of the same people.

First of all, I’m glad you're here. Our lives pull us in a ton of different directions, and I thank you for investing a sliver of your time checking out my website.

Second of all, I want to share a story of a transaction that shapes everything I do and stand for. I hope you can invest a few more minutes to read this powerful memory of mine.

It was a Tuesday evening, and I found myself sitting at a table with an older gentleman and his wife. He was ready to crack open a beer to finalize our deal.

This all started after I sent him a letter about some land he owned. It was in an area where land sales are about as common as seeing a unicorn. They just didn’t happen.

Shortly after that letter went out, I got a call and was invited over to take a tour of the land he was open to selling. He was old school. A landline was still his main method of communication.

As a history buff, I loved hearing his story and the legacy of what shaped the area. With every detail he shared, my interest in the land grew, and I was confident I had to make this man an offer.

I’ve done hundreds of deals. I've helped buyers and sellers all over the country with Wisconsin real estate sales. I’ve even invested personal money in Wisconsin real estate.

This deal felt different.

It wasn’t about cash flow, return on investment, or equity. Yes, all those things mattered, but this deal was about legacy, for both of us. We connected over our shared passion for the land.

We settled on a price that we were both comfortable with and worked together to craft a deal that benefited the both of us, a true win/win.

After closing, he started to have health complications and landed in the hospital. They were unsure if he’d make it back home.

Unfortunately, we lost a loving and well-known member of the community where his family's legacy started hundreds of years ago.

In the short time I got to know him, he left a lasting impact on my life. I also took away 3 things from his legacy and our deal together.

1. Your land is worth more than you think.

You can spend hours looking at other sales in the area and comparing them to what you own to come up with a valuation. Each property has features and a story that need to be analyzed in order to get the full value.

2. Find the right buyer.

Was I the right buyer for his land? I like to think so. I was ready, willing, and able to buy his land. In the end, I was more interested in connecting with him and hearing his story than the land itself. We worked well together and made decisions that were beneficial to both of us.

3. Details matter.

I do deals every day, and there are details that get overlooked. Like every deal, I put maximum effort into making sure everything was properly drafted and understood. I worked with his attorney and the title company to make sure nothing was missed. We probably could have done this deal with just a handshake, but we don’t live in those times anymore.

As you can probably guess, land encompasses everything that I do. I love discovering the story and history behind the ground on which people, like you, build their legacy.
